1. Our role
Vanuatu Property Search Engine (VPSE) is a property-search and information platform for content originating from third parties. VPSE acts as an intermediary only and has not manually reviewed the content. VPSE is not an estate agent, broker, seller, landlord, buyer, valuer or legal adviser and is not a party to any property transaction.
2. Third-party listings and links
Listing information, photographs, prices, availability, descriptions, locations and links are supplied or derived from third parties. A listing may be incomplete, duplicated, stale, unavailable, changed or wrong. A link to an agency or advertiser website is provided for convenience; it does not mean we endorse, control or verify that party or its information.
3. Your responsibility before acting
You must independently verify every material fact before you buy, sell, lease, rent, pay money, sign documents, travel, or rely on a listing. This includes the identity and authority of the seller/lessor or agent, current availability, asking price, title and lease details, land boundaries, zoning, access, services, planning and building approvals, customary land ownership, boundaries and dispute status, taxes, risks and legal rights. Obtain independent legal, valuation, survey, financial and other professional advice appropriate to the transaction.
4. Maps, titles and locations
Any title number, map pin or location shown is indicative only. It is not a cadastral plan, title search, boundary survey, legal description or confirmation of ownership. “Approx.” locations are approximate listing-level positions only. The service does not represent or confirm customary land ownership, boundaries, or dispute status.
5. Dealing with property
Property transactions and rental arrangements carry substantial financial and legal risk. You decide whether and how to contact an advertiser or proceed with a transaction. We are not a party to any negotiation, payment, inspection, contract, lease, sale, tenancy or dispute. Do not send deposits or personal information until you have independently checked the recipient and transaction.
6. Your content and owner listings
If you submit a listing, photo, document or other material, you confirm that it is accurate to the best of your knowledge, that you have the right to provide it, and that it does not infringe another person’s rights. Submission does not guarantee publication. We may review, refuse, edit, suspend or remove a submission at our discretion. Lease documents and other private material are for verification/review only and will not be displayed publicly unless we expressly agree otherwise.
7. Fees and payments
Where a listing fee is offered, the price, currency, payment provider, refund terms and publication conditions will be shown before payment. Card details are processed only by the nominated hosted payment provider, not by this service. Payment does not guarantee approval or publication if information cannot be adequately verified.
8. Acceptable use
You must not interfere with, abuse, impersonate another person, upload malicious content, or use the service unlawfully. We may restrict or end access where we reasonably believe these conditions have been breached.
9. Privacy and communications
We use account and activity information to operate, secure and improve the service and to provide requested property and valuation services. LandLogic may send relevant property or valuation follow-up; every non-essential marketing email will provide an unsubscribe option. Do not submit sensitive personal information unless necessary for the requested service.
10. Availability and changes
The service may be changed, suspended or unavailable at any time. We do not promise uninterrupted access, a complete market view, or that listings will be current. We may update these Conditions; continued use after the effective date of an update is acceptance of the revised version.
11. Disclaimer and liability
The Service and its content are provided “as is”. To the maximum extent permitted by law, VPSE excludes all warranties and liability, including liability for negligence, arising from inaccurate, incomplete or outdated information, reliance on the Service, dealings with third parties, or interruption of the Service. VPSE is not liable for indirect or consequential loss. Where liability cannot be excluded, VPSE’s total liability is limited to the greater of VT 10,000 or the amount paid by the claimant to VPSE in the previous 12 months.
12. Indemnity
You indemnify VPSE and its owners, employees and contractors against claims, losses and reasonable costs arising from content you provide, your use or misuse of the Service, your dealings with another party, or your breach of these Conditions.
13. Complaints and removal
To report unlawful, defamatory, infringing, inaccurate or unauthorised content, email info@vanuatupropertysearch.com with your contact details, the relevant page, the reason for the complaint, supporting evidence and the action requested. VPSE will investigate and remove, suspend or correct content if required. Removal of content is not an admission of liability.
14. Governing law
These Conditions are governed by the laws of the Republic of Vanuatu.
